Vacation Property It is a wonderful investment: Not only can you enjoy tax benefits and rising property values, you can enjoy the property for your own vacations! Unlike dry investment, your investment in vacation property is so real that you can sleep in it, and vacation by the sea! Yet to make your vacation property investment a reality, you must have a dedicated company to manage the rental of this property, and to check it in your absence and most of all to market the house and present it to the public. You might actually visit the property only a few times during the year, so the successful rental of your property will be key to your investment. As a rule of thumb, consider that the first year of your rental investment business will be building a client base, ironing out the details, and beginning your business from scratch. (Like any business, it needs time to grow) The second and third years of your vacation rental business will provide the tax breaks and make many of the expenses on your investment. Yet you can spend time on the beach in your own beach house! What could be better! |
| Seasons of the southern Oregon Coast The southern coast has high season lasting from June 1 into September. These months are our very busy months. September is usually a bit slower due to back to school concerns, but October can pick back up with wonderful fall weather. We continue to have tourism in the shoulder season, and even into some winter months. The weather is still beautiful in most of the shoulder season, and much of the winter, so it is a great time to get some quality beachcombing. |

Notes on beach investing / frequently asked questions:
How much return on my vacation rental business can I expect?
* How well your business will do will vary depending on how
well it is located to the beach, how pristine your building, furnishings and decorations,
the quality of the building. Think of it this way, what can
your house offer, that will make people want to rent it for their vacation? These things are
all directly involved in how well your
business will return, and cannot be predicted to any certainty in advance.
However, remember that Oregon coast
vacation rentals are requested by (in order of request importance):
1. Close view of the ocean
2. Ease of beach access
3. Pristine condition of the building
4. "Plush" furnishings
5. How well the property is decorated for the ocean experience.
6. Pet friendly
7. Hot tub
All seven of these items are requested, the best house will have all of them, a
good vacation rental will have as many of these as possible.
We are
happy to help our clients with ideas and advice on decorating, furnishing, and
structure. These are key to rentals, and are key to
building a client base that will return to your house each year. We are

as we know exactly what the guest is looking for, and their taste

Furnishings do not have to be expensive, but they do have to look expensive.
Our clients have assistance available at all times, we are available on a
consultant basis for non-clients as well, anywhere on the Oregon coast.
How often will I be able to have the use of my house if I have it on
Vacation Rental?
Your vacation rental needs to be available for bookings
during the months of July and August, but you may certainly want to reserve a
few days
for yourself!
Then of course during the rest of the year you may want to keep lots of time
for your own use, as much as possible. Some people even keep the house off
of rental for the rest of the year!
Off season has several options,
and one of them may be to keep the house off rental completely, and use it for
yourself and family all winter! Shoulder season has the very best weather of the
year,
and you can reserve the house for your own use as much as you would like or take
it off of the rental pool altogether. The only two months we ask that you leave for us
are the months
of July and August. The rest are available to you anytime, or we can
continue to rent it as usual!
What kind of experience do you have in the tourism business?
We have over 20 years of business experience in the
tourism industry. We helped to put a small town in the Florida
panhandle on the map in the 80's, and have been working in the Gold Beach area
for over 9 years, once again helping to put this little place on the map.
When we arrived here in 1997, it was not much more than a fishing village with
weekends booked in the summer months, and into the fall, and
now we have advertised nationally and caused the southern coast to begin to be an actual tourist location, in large
part due to our national advertising programs. We still have most of
our tourism in just three months, but these months are now booked all week long,
rather than just on fisherman weekends! The most popular houses will be
booked almost every day of July and August and will have quite a busy shoulder
season as well!
What kind of Vacation Management do I need?
We offer many levels of service. Rates begin at 15%
of the rent collected, and we present and market your house as a
business, commanding the highest rental rates in the area,
the highest occupancy rates, and therefore giving you the
best return. We do not believe in bargain basement
vacation rental rates on our wonderful beach houses in
season, the quality guest is looking for quality, not
bargains. We prefer to appeal to a quality guest
who will treat your property with respect and who will
return year after year.
We represent the high end of all beach
house categories, and we price them accordingly.
For
example a cottage will be the best cottage available, and
will be priced accordingly. A Villa will be the best
Villa
on the coast, and will be priced that way. We want to be proud of the
houses we represent.
Owner Hands On Service: Some owners prefer simple service, usually because they live in the area and want to do much of the work themselves, or maybe they have local people to do some of the work, or because they have seasoned guests who they trust, or they simply want to save money. They still want to have backup, and also the extensive marketing that we provide. This service provides a web page, the benefit of our national marketing, local backup service and inspections of your property, we can arrange the cleaning (Paid for by the guest) and inspection of the property, and runs only 15% of the rent.
This service is available anywhere on the southern Oregon coast.Standard Service.
This service includes whichever items you feel are important, and the rate will vary depending on the level of service you desire but is usually 20% of the rent. You can choose the options you feel are important and therefore design the service yourself. It always provides a web page, and the benefit of our national advertising and marketing, and our on call reservation and emergency service, and the arrangement of cleaning after each guest, and checking the property for damage or concerns. Design your own service, including what you feel is important. This service has competitive rates and is very affordable to any homeowner:This service is available anywhere on the southern Oregon coast.
Premier Service. (The most popular service) For those of you who have prime and pristine property, this is the service you should consider. This is the ultimate in beach vacation management, and provides you with the most protection of your property, the most marketing, the most extensive service for both you and your guest. This is an unmatched service, completely hands on by us and our staff. A member of management will always be aware of every aspect of your house during the entire busy rental season on a daily basis and will physically be inside your house one or more times for every guest, and personal inspections of your property by a manager or occasionally trusted supervisor, after each guest departure during season. This service includes hands on handling of your property by the management, and Premier service for your guests. The slight extra cost of this service will pay back many times in the way your property is cared for, and the peace of mind you will have about the house you have worked so hard for. Our clients tell everyone that
we give them PEACE OF MIND, that they do not worry about their house when it is in our hands! That is the very best compliment we could ask for, and it makes us very proud.This Premier Vacation Management service is available anywhere in the Brookings, Gold Beach, Port Orford, or Bandon areas.
How do your services compare with other services either locally or
nationally?
We do not like to brag, but we have the most experience,
and the most comprehensive service that you are likely to find anywhere.
First of all we are completely hands on, we have many years of experience in
tourism, we are convinced that national marketing is better than running ads in
Gold Beach or simply on the internet, and we personally work long hours seven days a week for our clients during season.
We have far fewer problems or complaints from our guests, and our clients
give us the best feedback of any other similar company we know of anywhere in
the country! Anytime you
work with the public you will have occasional problems as anyone in business
understands, but we have far
